As the representative of the owner, we prioritize understanding the specifics of the project such as its scope and budget. During this initial phase, we collaborate closely with the owner to plan the facility and progress through the conceptual design process.
Pre-Construction
It is essential that we assist in creating and overseeing the procurement plan with long lead-time items to optimize value and guarantee the contractor's ability to meet deadlines. We collaborate with the contractor to handle the procurement of materials and subcontractors.
Budgeting/Estimating
We refine the project's scope and create precise budgets that can be employed for capital planning or acquiring financing. We generate comprehensive reports that summarize the scope, budget, and assumptions in consultation with the owner and other stakeholders.
Design Management
Ensuring the right team is in place, with a shared focus on the desired outcome, is crucial to project success. Throughout the schematic design, design development, and construction documentation phases, we strive to align the design with the program, budget, and schedule. Our primary objective is to safeguard the owner's interests.
Agency Review
Obtaining permits through agency reviews is a crucial aspect of a project that can impact the schedule and budget. We collaborate with city and other agency officials prior to and during the permit review process to guarantee that necessary permits are acquired by their required deadlines.
Construction
As the project moves into the construction phase, the pace quickens, and attention to detail becomes imperative. During this stage, we organize weekly meetings between the owner, architect and contractor, monitor compliance with the schedule, oversee the budget, examine monthly billing from all consultants and contractors for the owner, and handle any modifications to scope, schedule, or cost.
Construction Draw Inspection Service
Our draw inspection services minimize risk and provide feedback to the lender or owner. Our inspectors with extensive experience conduct inspections on behalf of the owner, investor, or lender, to assess and confirm the validity of the draw request, evaluate stored materials on site, validate insurance certificates, and approve the completion of each construction phase before approving the pay request.
Closeout & Occupancy
Projects are not considered complete until they are properly wrapped up. We collaborate with the design and construction teams to guarantee that the project is closed-out in accordance with the local jurisdiction requirements and the client's vision. A smooth transition for the owner is crucial, and we initiate this process early on and finalize the occupancy plan well before the end of construction.
Scheduling
Regardless of whether we are creating a Master Schedule or a Detailed Construction Schedule using P6, we custom-fit each schedule to the project and oversee it throughout the entire project lifecycle.
